RESERVATIONS In order to make a reservation you must email reservations@legacyrentalhomes.com or phone 407-414-7034 to check availability. Once your dates are confirmed, you can print off our rental agreement from our website, by clicking on “make a reservation”. To confirm your reservation, a $250.00 deposit is required by check or money, and must be mailed to our office along with your deposit. The balance on reservations is due no later than 21 days prior to arrival. TAXES Florida law requires that sales tax and occupancy hotel-motel tax be collected on all rentals. Tax requirements are subject to change by state and local taxing authorities. REFUNDS & CANCELLATIONS Any cancellation of a booking by the client must be in writing and is subject to the following cancellation charges: 14 days or more in advance of arrival date = No Cancellation Fee Within 14 days of arrival date = will forfeit 50% of Rental amount Within 3 days of arrival date = will forfeit 100% of Rental amount
Special cancellation terms apply to special events and holidays – please ask a reservationist for more details. No refunds or reductions will be granted for checking in late, early departure and/or eviction. No refunds or reductions for mechanical failures or malfunction, interruption of utilities or other maintenance concerning A.C., heaters, washer, dryers, TVs, DVD, VCR, pools, or other appliances and amenities. MINIMUM LENGTH OF STAY We only accept reservations of stays 3 nights or more. Any stays of 5 nights or less will be subject to pay a one time cleaning fee upon check in. Fees vary by size of home/condo. Please ask a reservationist for details. OCCUPANCY Maximum Occupancy 3 Bedrooms – Sleeps 1 – 6 people 4 Bedrooms – Sleeps 1 – 8 people 5 Bedrooms – Sleeps 1 -10 people Homes may be equipped to accommodate an additional two (2) people when using the sofa bed in the living room CHECK-IN Check- In time is any time after 4:00pm, any day of the week. Due to the nature of vacation homes requiring several hours to clean after the previous guest has checked out, an early check- in is usually not possible. You may phone our office one day prior to arrival to check. A refundable damage deposit is required at check in of $500.00. This can be held on your credit card or a cash deposit may be made. Any deposits made by cash will be refunded within 30 days after check out date. CHECK-OUT Check – out time for all properties is 10:00am and is strictly enforced. Any request for a late check out must be made and approved by our check in office 24 hours prior to check out. Late check outs are not available during peak summer months and all other times are on request only. A fee may apply. CHECK-IN / OUT LOCATIONS AND INFORMATION Once you have confirmed your reservations you will be mailed or emailed directions, maps, terms and conditions and lock box information.
Our check in office is open 7 days a week from 9:00am until 6:00pm. Check in time however is from 4:00pm or later.
If you check in after 6:00pm you will be required to use a lock box which is located outside the office. You will be given a code to access this box before you arrive. Inside the lockbox will be an envelope with your name on it. Open it and follow the instructions inside. There will be directions/map from the check in office to your private home/condo and a registration form for you to fill out and leave. You will want to fill this form out before leaving; otherwise you will be required to bring it back the following morning.
All keys must be returned to the lock box at your home/condo unless otherwise stated in your arrival pack.
If you have any problems checking in or gaining access to your private home/condo, please phone the numbers provided to you on your check-in documents. A representative will be happy to assist you. If you receive a phone recorded message, it is important to please leave a phone number where you can be reached, your last name the reservation is booked under, and reason for call. A staff member will be able to phone you back. IMPORTANT INFORMATION / CHECK IN INFORMATION AND POLICIES: All guests must register within 24 hours of checking in, which is Florida State Law. If you check in after hours you must return the registration form within 24 hours. A $500.00 security deposit will be required upon check in, which can be held on a major credit card until the home is inspected after your departure. If no damages are made your credit card will not be charged. You will also have the option to purchase property protection for a nonrefundable fee of $30 upon check in. This will cover accidental or inadvertent damage to a home up to $1000. All guests will still be required to register, and a credit card will still be required but NO hold or charges will be made unless accidental damage charges in excess of $1000 are made or charges made as a result of intentional damage or gross negligence.
Pool heat – This option is only available for guests staying 5 nights or more, and can only be paid upon check in. The rates range from $25 - $35 per day plus tax.
Guests staying 5 nights or less will be required to pay a cleaning/Resort fee upon check in 3 Bed $75, 4 Bed $85, 5 Bed $105 plus tax. SPECIAL SERVICES Legacy Vacation Homes offers the following special services upon request. Prices vary and payment will be required upon check in. If you check in after hours you will be required to leave your credit card details on the registration form, so one of our representatives may charge. - Pool Heat (Price ranges from $20-$45 per day) - Cribs - Highchairs - Roll away beds - Mid- stay cleans - Welcome food pack - Late check out (contact check in office 24 hours prior to departure) SMOKING ALL residences are designated NON smoking, smoking is allowed in pool areas and on outdoor patios ONLY. PETS Pets are not allowed in any home/condo. Should a pet be found a $250.00 fine will be charged. POOL HEATING AND SAFETY Guests acknowledge that lifeguards are not provided. Guests are responsible for the safety of themselves, their children, and their guests. NO reciprocal agreements exist between properties. Pools are for the use of property residents and guests only. There is an extra charge for the heating of the pools and MUST be paid upon check in. (NOT ALL POOLS ARE HEATABLE) * see pool heating policy at Main Office. Pools will be cleaned weekly and there will be times when the pool must be treated which may render the pool temporarily unusable. This will be done according to the pool maintenance department schedule and unfortunately cannot be scheduled according to guests. When it rains or when screen doors are left opened bugs and debris might get into the pool. We have provided each pool with a net in case this happens. LOCK-OUT CHARGE Should you be locked out of your rental home during office hours, we will make every effort to provide you with a spare key, at a small charge or in some cases no charge. However, an after office-hour lock out will result in a charge. GUEST SERVICES AND ATTRACTIONS When you check in or any time after your arrival, a representative at the check in office can assist with local area information, discount attraction ticket purchases for theme parks and directions. Why wait in long lines at the parks and pay full price, when we can save you money and time by purchasing tickets at the check in office. CAR RENTAL Our homes are spread out in different residential neighborhoods in the Kissimmee area, so a car is essential in order to get around. We do not provide shuttle service to the theme parks from the homes. There is also no public transportation in these areas LIMITATION OF LIABILITY All guests renting a home, condo or town home are advised of the following booking terms. If you booked direct through us, or if you booked through another travel agent, online booking company, or tour operator these terms apply to all guests. All guests will be provided with these terms on their check in instructions. When checking in and staying at the rental provided to you, this acts as acceptance to all terms and conditions provided by Legacy Vacation Homes and any other party involved.
· Guests are responsible for the safety of themselves, their children, and their guests when using pool facilities or communal facilities. This applies to all items in the property and Legacy Vacation Homes do not accept responsibility due to any misfortune that may occur, acts of God, intentional acts of guests, and gross negligence or willful conduct. · Legacy Vacation Homes / property owners do accept any responsibility or liability for any equipment failure and or services in the homes/condo regardless of how it may have occurred. However, in the event of a problem, the client should inform the local management (check in office) who will endeavor to do everything within reason to rectify the problem. · Legacy Vacation Homes / property owners do not accept responsibility for any lost or misplaced personal property which clients may leave in the home/condo. · Legacy Vacation Homes / property owners do not accept liability for the acts or omissions of our agents over whom we have no control, such as airlines, car-hire companies, travel agencies, home owners etc. All information regarding the properties is checked to ensure the accuracy of descriptions. However, we are not always able to control all of the components of the facility and it is possible that an advertised facility may be withdrawn or changed due to circumstances beyond our control and for which we do not accept liability · Legacy Vacation Homes will not be responsible for canceling bookings for circumstances beyond our control that result from; war or threat of war, riots and civil strife, terrorist activity, natural disaster, weather conditions, fire, flood, drought, industrial disputes, government action, technical Transportation problems that might affect the service of rentals or other circumstances amounting to Force Majeure. AGE We will not rent to vacationing students or singles under 21 years of age, unless accompanied by a parent or guardian. Any reservations made under false pretenses will be subject to forfeit all of the rental paid, plus the damage deposit. This could also result in eviction. BEHAVIOR Loud or unusual behavior is strictly prohibited. Management reserves the right to evict, any person who creates a disturbance or becomes a nuisance. Violation of any property rules will result in forfeit of rent and deposit. ENTRY OF PREMISES An authorized employee or repairman may enter premises during business hours to repair, or who is involved with a repair, improvement or care and management of the premises. In an occasional situation the home that you stay in maybe listed for sale, because these are privately owned. If so there is a possibility that a real estate office will call you and request a time for a showing during your stay. Every effort will be made to schedule a showing so it does not interfere with your vacation. RENTAL CHARGES We reserve the right to place a reservation in an alternative home of equal standard should a property become unavailable due to reasons beyond our control. Such as maintenance issues, or if an owner decided to sell their home or decide not to rent the property out. THE ORLANDO CONVENTION CENTER The Orlando Convention Center is about a 30 minute drive from most vacation homes (subject to traffic). Interstate 4 is the main artery running from Daytona Beach to Tampa, which allows easy access to the convention center and all major attractions the area has to offer. BEACH ACCESS Our vacation homes and rentals are located in central Florida, which allows easy access to both east and west coast beaches. Cocoa Beach and Daytona Beach, on the east coast are both approximately an hours drive away, and Clearwater and St. Petersburg Beaches on the West coast are approximately 1 ˝ hours drive away. |
